Port Alfred: Affordable Family Lifestyle Paradise on the Sunshine Coast

Port Alfred is a small town in the Eastern Cape. It's situated on the eastern seaboard of the country at the mouth of the Kowie River, which is around the halfway point between the larger cities of Gqeberha (formerly Port Elizabeth) and East London.

The town is situated on the Eastern Cape's stunning Sunshine Coast, which is a travellers' and residents' paradise offering relaxation, adventure and cultural exploration.

Port Alfred is an historic town originally established by the 1820 Settlers. It is surrounded by game reserves teeming with wildlife and fringed by the warm Indian Ocean that delights water sports enthusiasts of all kinds. Sun-soaked beaches are perfect for lazing, but if you're more energetic there are a plethora of thrilling outdoor activities available for adrenaline junkies.

Paradise is Affordable

Port Alred is a family-friendly town and home to around 21 889 adults, 17 292 of them economically active.

Not only is Port Alfred a lifestyle destination, but the area is also surprisingly affordable for buyers. The average property price over the 12 months ending in February 2025 was R 1 102 345 with 325 property sales registered in that period. This compared to other lifestyle towns around South Africa, where median residential prices are well in excess of R3 million.

Port Alfred is known for its pristine beaches and scenic marina. It's a charming coastal town brimming with natural beauty and exciting activities. In the area there are picturesque rivers navigable for up to 25km to explore, and the town's rich coral reefs offer magnificent diving opportunities.

On land, The Royal Port Alfred Golf Club offers an 18-hole championship course with well-manicured fairways, lush greens, and spectacular coastline vistas. Riding and walking trails abound, horse riding is available in town, and a host of other sporting facilities cater to every desire.

Retail therapy abounds in this quaint little town, with plenty of shopping and entertainment to be had at Rosehill Mall, Ackermans Port Alfred Heritage Mall and the Postmaster's Village. For shopping essentials visit Woolworths or the Super Spar.

Education and Health

Although Port Alfred isn't a large town, for families hoping to escape the rat race and settle in beautiful surrounds, schools are close by, wherever you live. Nine primary and secondary institutions are in and around the town ranging in size from farm schools to the larger Port Alred Primary and High Schools.

And if school-leavers don't want to venture too far from home, Rhodes University in Grahamstown is a short, scenic drive away.

Port Alfred is also home to 43 Air School. This world-renowned school has trained more than 5,000 graduates for the airline and military aviation sectors for some three decades, and owns the largest and best-maintained fleet of aircraft on the continent.

Healthcare is also close at hand with the Port Alfred Hospital servicing both residents and tourists. Port Alfred Hospital is a 6, 0-Bed facility and is a partnership hospital between Nalithemba hospitals and the Netcare group.

Small Homes, Big Homes

Port Alfred offers homes to suit all budgets.

But While all types of housing exist in the seaside town, probably the most prized property is the Royal Alfred Marina, a secure man-made marina completed in 1989 that comprises four islands linked by arched bridges. The Marina is laid out with 360 plots, each with its own 15m private waterfront and floating jetty.

If you want to build your dream home, though, stands in the town start around the very reasonable R150 000 mark. Lock-up-and-go townhouses and freehold homes in secure villages within the town can for the most part be purchased from R1m upwards.

Deeper pockets are needed for the Royal Alfred Marina, though, where homes can cost anywhere from R4m to upwards of R30m.

Houses along the Kowie River are also extremely sought after. Main suburbs in the town include East Bank, West Bank and Forest Downs.

Port Alfred, with its natural beauty, relaxed coastal lifestyle, and strong community, is considered an excellent place to visit and to settle, particularly for families and those seeking a peaceful retirement.

If you're looking for a laid-back lifestyle with a strong sense of community, Port Alfred is a must-see.
