Ongoing development in the popular Southern Suburbs Uppers

Burgeoning demand for residential property in the Southern Suburbs in recent years has spurred densification in the most sought-after areas like Claremont and Kenilworth Upper, where compact upmarket gated developments are becoming an increasingly common feature on the property landscape.

"The demand for these properties has been further driven by the growing appeal of low maintenance living coupled with the need for high levels of security which these gated estates offer," says Ruth Leach, Area Specialist for Lew Geffen Sotheby's International Realty.

"These suburbs are especially attractive to investors as they offer residents a multitude of appeal factors that few other areas can match.

"Over and above the excellent investment potential, everything they could possibly need is virtually on their doorsteps; from a choice of top-class retail centres, popular eateries and first- rate medical facilities to a variety of outdoor activities and sports facilities.

"Families are especially drawn by the close proximity of several of the country's top schools and the University of Cape Town as well as the tranquil atmosphere of these established suburbs."

She adds that the area's desirability is clearly evidenced by Lightstone data which reveals that in Kenilworth Upper, 41% of home owners have owned their properties for more than 11 years whilst 34% bought within the last five years and in Claremont Upper, 42% and 26% respectively.

"There is still considerable growth, especially in Kenilworth upper where ongoing upgrades include commercial expansion with the addition of new Woolworths, Pick N Pay, Vida Café, Bootleggers and Sorbet stores. 

Partner Area Specialist, Anne Goddard, says that despite the market downturn, residential development has also continued in the suburb.
